Is it better to purchase a Rolex from Ebay for $1000 less or in-store plus a free Rolex water bottle?
 in  r/rolex  6h ago

In store. Always. I knew of a guy who opened a Rolex and changed things around. Basically sold a fake. $1000 is nothing in a case like this.

Good vs Bad Realtor??
 in  r/RealEstate  9h ago

Not sure if that lawsuit about the buyers agents sharing feedback is true or not, but that’s why I don’t share it any longer. Possible for others as well.

Also if your home is priced correctly it will sell in a decent market. There is your feedback.

I think the Jubilee bracelet is more feminine, but the size is a bit large? The 34 fits perfect but is the oyster bracelet too masculine? Both black dials. 6inch wrist.

Military realtors

Ah man! I totally understand. Military here too and our realtor did the same. Would take 1-2 days to get back to us and then another 1-2 days to schedule something. We missed out on SO much!

I agree find someone new! Did you sign a Buyers Agreement? Either way, tell them you wish to cancel all representation with them via email.

Good luck!

They buyers agent is asking for a list of repairs adding to 40k but isn’t willing to share the appraisal. What would you recommend I do? Any advice would help?
 in  r/realtors  3d ago

Question: what is the disadvantage of just sharing the entire Inspection report? Truly curious. Newbie here.

Is your Realtor just not getting back to you quick enough or is your offer not accepted?

Dilemma, any insights? TIA
 in  r/realtors  3d ago

All of this except hire an appraiser not agents. I would hire the appraiser. $800 and you find out what it’s actually worth. Agents will give you ranges and be all over the place. But yes buy it! Neighborhood is everything. Good luck!

From the agent or their broker? Don’t want to get them in trouble, just want to move on.

Flip home without permits? Would you?

That’s wild how people lie and are ok throwing liability at others so quickly.

How do I do this? They have been ok but it just keeps getting worse. I’m miserable.

Agreement says another few months. Uggh.

Is there a daily timeframe when an offer can be put on a house?
 in  r/RealEstate  12d ago

Our offers and counter offers expired at 9pm at night.

Also know if you are looking at Zillow or equivalent, it’s about a 48 hour lag for pending homes.

Flip home without permits? Would you?

Seller says they don’t need them for drywall, floors, windows, hvac, water heater, and electric rewiring.

They haven’t completed one single permit.

They said it happens often and no investor will waste time and money on these trivial items.

What is your experience?

What happens when I want to sell the home and or remodel and the city finds out there were no permits prior?

New to this and trying to understand.

Try to get deposit back?
 in  r/RealEstate  12d ago

Nope. No way you can try to recover anything after you returned the deposit. Sorry. That stinks.
