True, but be aware there are tricks bad Section 8 tenants can use to get out of paying damages. One is a couple claims to split up, claiming one is abusive, and the other partner, usually the woman, claims exemption stating damage was done by the abuser. There is never any real proof required from them. They can get any "counsellor" to write a note saying they believe the story, and LL must then not evict her or charge her for damages. The "abuser" must be evicted and on record as owing for the damages, but that leaves the partner there, usually keeping the "abuser" there on the sly, and they never pay. I helped another LL get such a tenant out and it was a very long and expensive drama that left her with $18000 in property damage, unpaid rent and court costs. The alleged abuser lived in the property the whole time, neighbors cameras caught it, but the courts favor the "victim".

I cut new patterns out of old lace, sometimes dye it, and sew onto t-shirts or other clothes, add some beads, embroidery, etc.

I feel through to the other side, though there is still the occasional hot flash or bout of (usually hard provoked) rage. I'm in a better place than ever before now, and I love it. For the first time in my life, I am first on my own list, mostly unconcerned with the judgement of others. I feel free and content. I hope everyone comes out the other side into this brave new world!

My Gran divorced before I was born and never remarried. She lived to just a couple months short of 100. It speaks for itself. In her 50s she dated a fellow who asked her to marry him, and she said no. At the time, I wondered why she turned him down. I totally get it now.

How do you mean? The monthly rent is set, so how can they nickel and dime? The only charges allowed are for damage and such, so that would mean the tenant had to do something wrong to get any type of charge.

"sensationalized"- yes, I guess that is the term I was looking for about my objections to this one. I especially don't like the totally unrealistic back talk and disregard given to the king and queen. that SO did not happen. I scrolled down through all these responses, and didn't see anything about the legal restrictions on requiring rental insurance. There are some areas, and some forms of rental assistance, that do not allow LLs to require rental insurance. Ask an attorney and/or a local housing authority about this for your particular location.

She did not do that. At all. Read the post- the whole point of it is about Gen X over indulging our kids. Something we are responsible for doing. She says that. "Anybody else think we might have spoiled our kids in an attempt to be nothing like our own neglectful parents? I think I over corrected." The title even says that.

I disagree with this- apparently you have not had to find a rental in a very long time. It is probably not so much a choice, as that is what could be had at a somewhat affordable price. We don't want to fall into the clueless old people trap of being out of step with current housing problems. As for laundromats- there were two people shot and killed at a laundromat in my city last year, so I wouldn't want my child, adult or not, going there.

Pretty much all the Jane Austens are ok imo, as is Lark Rise to Candleford, but that is later, and most Masterpiece presentations. It's tough to come up with one in the time period and royalty subject matter you are talking about that is ok for a 12 yo. Let's face it, a lot of royals were really over the top in truth. Maybe go with old movies on Daily Motion or Tubi? The 'fade to black" covered everything questionable.

I will sometimes split up payment of last month rent or partial deposit over 2 or 3 months, worked out in advance of any contract signing, but it is not done to pay everything late after moving in, with nothing paid at all before. No sensible LL would accept that. In todays world of scams that is asking for a huge problem, even tho you may be an honest and good person. I'm sure you understand how a criminal could take that and run with it.

Most often no. I explain to tenants they are both equally responsible, so if one is late they both are, and it is best to work out between themselves how one payment will get to me on time. If absolutely needed, I might for very good tenants, but only if I receive both payments during the grace period, and I will not mess with excuses, reminders, and he said they said stuff. So you see, it is far better to require one payment only and leave the hassles to them. Because there are always hassles.

I always leave supplies specific to the unit- felt pads for furniture feet and Murphys Oil Soap or Bona for wood floors, Bon Ami for glass top stoves, basic mold resistant shower curtain and hooks, nice beach towels if there is a pool, etc. I do it not so much just to be nice, but so less mess and damage happens. Although the pool towels are just to be nice.
