Sub Thor or Zline for your Wolf or Bertazonni, sub Electrolux for your SubZero, get your flooring down to $5/sqft materials, kill 60% of your decking, and put the pool on pause until you have the cash. There's your appraisal gap.

If OP was building a home to spec with the area, he wouldn't be running into appraisal issues. Even still, a pool, for instance , virtually never adds the value it costs to build to appraisal.

'patch' typically refers to holes in drywall, not dings in wood trim.

It is not at all typical that a painter would fill every ding in 30 year old wood trim and try to sand the curved shapes to perfection. It would also require complete stripping of the trim in order to get it to work/look good. This does not make sense financially in any situation unless you have a period property and are fully restoring. 30 years old is not a period property.

If you want new trim, buy new trim.

Yes, all of the upgrades do not add any value to your home, they just make it nicer for you. Downgrade the appliances, reduce the decks, choose more modest flooring and nix the pool and your build will meet value. If you can't afford to build the home you want, sorry, you can't afford it. Upgrades always come out of pocket

You're 19, you shouldn't be engaged in the first place. You're young and have a life to live. Getting married is fine, but it's not the romance story you're fed in films. It's a contract you sign up for for life, a legal transaction on top of a relationship. Leave that for later.

How do other people living their own lives present pressure on anyone else? Comparison is the thief of joy. It's part of growing up, learning that you do not need to be like anyone else. Someone else existing and doing something differently than you is not a pressure on you.

People at the store are not judging me for my little dude having ratty hair and stained sweatpants.

I know everyone's experience is very different, and I'm not trying to be as insensitive as I'm sure I'm sounding, but how do these pressures present? I mean, i'm def not an 'activity' mom or a sports mom or whatever, but I can't say anyone's ever said anything to me about this or implied I'm doing anything wrong. When I see parents at sports activities 7 nights a week, I sigh a relief and think, so happy I have not built that life for myself, but I also haven't felt any pressure to do so? How do these pressures present themselves?

Are you living in a one bedroom apartment? Because $350 is a deep clean for a very small living space, it's what I paid for a move out clean on a 500sqft apartment 10 years ago.

Realistically, it does not sound as if your expectations are aligning with the services you're trying to engage.

Also the front of the fridge looks super clean!

She's not a pregnant woman, she's a pregnant child, and she will soon have a life that her friend will likely have nothing in common with for the next 15 years. OP has made some choices, and unfortunately her life is going in a very different direction than most kids her age. This means she will need to build a new community and lean on her family. It also means she needs to come to terms with the fact she's not going to be with this 'bf' for long, that's not really how teen parenting works.

Where are you from? It's typical in both in cultures I've lived in to wash hands before eating, but certainly is not the norm after eating, unless eating something like BBQ or crab legs.

Wood is a natural product, oiled wood will be more susceptible to patina than a surface varnished in a plasticy substance.

Patina is often a desired aspect of using a natural product. I would try to shift your mindset to appreciate having a natural substance that shows the history of its lifespan through natural wear, so that you don't give yourself a massive headache.

If you want an unchanging, non natural product, there are plenty out there.

Believe me, those sort of people will find something no matter what you do, so you don't want to take an offer from that sort of person in the first place. There will be signs.

Wear and tear is not an acceptable repair request on our inspections process, as well. The price of the home is the price based on the aesthetic condition of the home as is, wear and tear is not a defect, the stairs still work. A/c busted? Repair or reduce cost. Wear on stairs? That's life

I don't think people will notice or care, to be honest. Most people do not notice fine details or wear and tear, and if they do notice every little thing, they will annoy the shit out of you through the purchase process

Yes, you likely need to have a custom door installed by a professional. I would think yes, you'll need to fix the holes in the tiles.

Do not steam wood, you will ruin it. Stop steaming wood flooring . Don't do it.

You have dogs, they're going to damage wood floors, if you're this concerned about scratches, it's going to bother you. Lay down rugs, install a runner. Also, just get used to it, it's natural wear.
